This project is a Minneapolis garage floor that started out in rough shape. The original surface had high spots causing water to pool and an improperly installed drain. The drain was higher than the surface preventing the drain from doing it's job.

Minneapolis Garage Floor Expert Completes Oklahoma Project

In this project Minneapolis garage floor expert Joe Sheehan of GF One Coatings completed the resurfacing of a 10,000 sf floor outside Oklahoma City with David Owens a local concrete coatings professional.

The owner, a local entrepreneur, had a steel building built out  for his expanding auto collection. Joe Sheehan organized and ran the project to ensure the floor was perfectly ground smooth, all cracks  filled and floor resurfaced to showroom quality that will last years.

Applying Concrete Dyes and Polyaspartic Coatings To A Minneapolis Garage Floor

In this project Joe ground the concrete to a smooth level finish with his diamond grinding and dustless vacuum system. The grinding process also removes all blemishes and reveals cracks that initially were naked to the eye.

As you can see from the photo the polyaspartics intensify the color. Once the coating dries the color settles down but remains rich.

Applying Epoxy to a Minneapolis Garage Floor In Winter

In these photos GF One Coatings applied a polyaspartic coating to a Minneapolis Garage Floor in the middle of winter.

6 Month Old Epoxy Done Wrong                     3 Year Old Polyaspartic Floor Done Right

This is what a Minneapolis garage floor looks like with an epoxy that was improperly installed. The floor on the left is only 6 months old.

This coating was installed at a local auto repair shop on a new floor. The cracks you see were a result of using the wrong crack filler. Likely the contractor just stuffed an epoxy down the crack. The epoxy was probably too thick, didn't flow to the bottom of the crack and never dried. It stayed as a wet mess and was pushed out of the way by moisture pressure. Dirt and grease got into the crack and to this day is getting worse.

The epoxy coating is also filthy. The contractor used aluminum oxide as a non slip additive not knowing that it attracts dirt and grease. The floor is perpetually filthy and incleanable.

The problem now is that this is an ongoing business. They can't shut down to fix the floor. They are stuck with a bad floor.

This is what heppens when clients don't know the right questions to ask. Or maybe they just go with the cheap bid.  They've paid for the floor once. Now to fix the problem they will have to shut down for at least 2 days and pay for the job again.

The picture in the upper left is of Spancrete, precast concrete, that is installed under thousands of Minneapolis garage floor surfaces.

How A Polyaspartic Coating Took The Bugs Out Of a Minneapolis Garage Floor

One day over the summer when the temperature and wind were just right, 100's of bugs decended onto a GF One freshly coated Minneapolis garage floor.

Joe Sheehan and his team had grinded the floor, fixed all the cracks, applied a few polyaspartic non slip coats. About 30 minutes before the floor coating dried, while it was still tacky, 100's of bugs were somehow attracked to the sweet smell of a freshly coated Minneapolis garage floor.

And there they stuck. Imbedded into the floor while Joe and the owner were admiring the finished floor. They couldn't believe their eyes. Frantically they ran to close the door but it was too late. The damage was done. Whose fault? Nobody's really, but now the owner has a beautiful floor with hundreds of unsightly bugs.

Minneapolis Garage Floor Polyaspartic Coatings

There's a lot to know to be a successful Minneapolis garage floor coatings applicator.

Moisture presents the most signficant issue having far reaching effects. Moisture gets underneath a slab and extensive pressure pushes upwards causing coatings to delaminate and chip. Freeze/thaw factors cause the ground to move and open up cracks.

De-icing salts tracked into a garage eat away at the top surface. This opens up the pores allowing water to soak into the concrete.

Minneapolis Garage Non Slip Floor Coating

The image above is a Minneapolis garage floor. It looks nice. But so what? Why would you spend the money to have a coating applied? So that it looks nice or because it perfforms.

What you don't see here is that this is a non slip floor coating that exceeds OSHA and ADA guidelines. Slip and fall accidents are one of the leading causes of workplace injuries. They are also one of the most litigated.

Joe Sheehan of G-F One Coatings discovered that anti slip particles added to the top of a floor coating wear out. So you may have a non slip floor coating on day one, but a year later it's slippery.

Through years of trial and error Joe found a solution. It starts by grinding the high spots. Then anti slip particles are added to each coating layer. But it's not that simple. Anti slip particles that are too large sink to the bottom of the bucket when mixing. Too small and they don't reach the surface. The right size means each layer is a non slip floor coating. As the floor wears, each layer exceeds OSHA and ADA legal levels.

The perfect Crack Fill in a Minneapolis Garage

After this Minneapolis garage floor was grinded smooth, cracks opened, cracks were filled. It's imperative that the crack filler is thin. It must flow to the bottom. It must be absorbed into the crack walls. This prevents moisture pressure from pushing the filler out of the way. If not done correctly it will show in your finish coat later.

G-F One Coatings crack filler flows to the bottom, about 4 inches. It cures down there. Think about all the cracks, filled with a thick filler, that don't flow to the bottom of the crack, and don't cure. Wrong product, wrong method = problem later.

Grinding the floor smooth means cracks (or expension joint) is never noticed.

The Minneapolis Garage Floor Cleaning System For a Polyaspartic Coating

Now that G-F One has completed the Minneapolis Garage Floor, it's time to maintain the polyaspartic coating.

These surfaces are easy to maintain. Just a little soap and water.

Here's what you need.
  1. Lemon Fresh Joy Soap
  2. Squeegy - Foam, available at Home Depot & Lowes
  3. Broom - Soft Bristle
  4. Amonia
  5. Bucket
  6. Cup - small
  7. Shop Vac - Wet/Dry
  8. Scrubbing Brush
Polyaspartic coatings last for years with occasional maintenance. Let dirt build up and it's like walking around with sandpaper under your feet.

For grease or dark stains, add a few drops of Joy in warm water and scrub. Use only a little Joy to avoid making floor slippery.

For General cleaning add 1 part amonia to 10 parts warm water. Don't add Joy.  Pour on floor and brush with bristle broom.

Final step is to squeegy water off your polyaspatic coating. If weather is warm, squeegy right outside. In cold, use Shop Vac to avoid creating an icy surface outside.

Winter conditions and G-F One Coatings of Minneapolis can still resurface a concrete garage floor.

The story here is the owner had a large garage where he restored cars. In the winter he spent a lot of time indoors working on his cars for spring. He couldn't take it anymore and needed a new floor. Moisture was collecting under rubber floor mats and it started to smell bad.

Minneapolis Concrete Garage Floor Epoxy Repair

In this Minneapolis garage the concrete floor was coated with a low grade epoxy by an inexperienced applicator. This is the kind of result you get when you think the cheapest price is the best deal. As we know the cheapest price is frequently the most expensive.

G-F One Coatings was brought in to remediate the problem. What they found was the epoxy was soft, brittle and chipping.

There were 3 causes
  1. Epoxy was improperly mixed. This is a common error made by inexperienced   applicators.
  2. Floor never prepped. Applicator just rolled it on right over stains, oil marks and bond breakers
  3. Low grade epoxy and rolled thin. It's not like painting a wall.
The photos show how easily it came off the floor. In fact the combination of a soft, brittle surface and soft concrete turned the floor into lots of powder and a big removal job.

G-F One removed all the coatings and resurfaced the concrete garage floor with a new polyaspartic coating all in one day.

Safe Non Slip Floor Coating for Your Minneapolis Garage

According to OSHA slips, trips and falls account for 15% of general industry deaths and are only second to motor vehicles. As a result a non slip floor coating that exceeds OSHA levels should be a consideration.

Notice the artwork in the floor. Those are custom made in a vinyl cloth with a high resolution image. The vinyls are inlayed in the polyaspartic. They wear like iron. They can be driven on just like any part of the floor.

The Minneapolis Concrete Garage Floor by GF1

Even though the temperatures are dropping Minneapolis garage floor coatings are still being applied by GF1 run by Joe Sheehan.

GF1 uses a "Pure Bred" polyaspartic concrete coating that can be applied in temperatures well below zero. Performance of polyaspartic coatings is as effective at low temperatures as it is at 70 degrees.

The application process is the same. The concrete floor is grinded smooth and all impurities removed. Cracks are filled with a polyurea which flows to the bottom of the crack. Then two or more coats of GF1 Pure Bred Polyaspartic are applied.
